Client Brief:
Understanding the client’s vision is paramount. We engage in detailed discussions early on to assemble a bespoke team that can deliver the best possible project..

Project Feasibility:
With a clear understanding of the brief, we assess property conditions with input from expert consultants. We anticipate potential challenges and devise solutions, considering statutory requirements, structural evaluations, services examinations, and on-site design appraisals.

Cost / Scope Review:
Once we grasp the project’s goals and site parameters, we sit down with the client to discuss costs, aligning them with the budget and timeline. Clients make informed decisions about which aspects to proceed with.

 

Project Team:
Leveraging our extensive network, we select top-tier designers, consultants, and contractors tailored to the project and our client’s needs.

Programme:
We create and maintain a detailed and accurate programme of works to define key milestones throughout the project, ensuring works stay on schedule.

Construction:
We represent our clients through the Construction Phase, protecting their interests and chairing regular Design Team Meetings and Project Site Meetings. Our frequent site meetings include detailed progress reports with photographic surveys, which are continually fine-tuned based on client feedback.

Financial Reporting:
Throughout the project, we provide comprehensive financial reports covering all costs spent to date and forecasting any remaining spend. We aim to provide the most accurate total cost information, including items such as VAT & overheads and profits, to avoid unanticipated expenditure.

PROPERTY APPRAISALS

We conduct thorough property appraisals for our clients, whether they own the property or are considering a purchase. Our assessments encompass a deep dive into the existing fabric and systems to determine the work needed to meet the client’s expectations.

Understanding statutory requirements, including Planning Permission, Listed Building Consent, and Licenses to Alter, is fundamental to project preparation. We review the proposed plans and collaborate with the client to develop a brief and strategize the next steps.

Our appraisal services can range from high-level studies to comprehensive investigation reports. These reports involve specialists providing meticulous reviews, culminating in an extensive appraisal that offers a clear understanding of all property aspects and recommendations for system upgrades or enhancements.
